"The real real estate business is in solving problems": Leandro Tomeo reveals the keys to success in investment
The real estate investment instructor with more than 20 years of experience shares his philosophy from Estepona to help foreigners build wealth in Spain.
Leandro Tomeo has turned Estepona into his base of operations and the heart of a successful career spanning more than two decades in the real estate sector. Specializing in advising international clients, this investment instructor has developed a particular philosophy: finding opportunities where others see problems. In an extensive interview, Tomeo shares the secrets of his success, his vision of the Costa del Sol market, and the projects he is developing from his personal paradise in Estepona.
From Accidental Buyer to Investment Instructor
Leandro Tomeo's story in the real-estate world began, as he himself admits, “almost by accident.” For years, like many people, he firmly believed that renting was the safest housing option. However, a leap of faith would forever change both his professional and personal outlook.
Estepona Info: How did your journey in real estate begin and what motivated you to dedicate yourself to this profession for more than 20 years?
Leandro Tomeo: “My path in real estate began more than 20 years ago, almost by accident. Like many people, I believed renting was the safest option. However, when I finally dared to buy, the investment doubled in a short period of time. That was the key moment when I asked myself: ‘Is it possible to turn this into a business?’ The answer I found led me to devote myself completely to this profession. My main motivation was discovering the potential of real-estate assets to generate wealth, and since then my mission has been to help others achieve the same.”
This personal experience became the foundation of what Tomeo defines as his competitive edge: not being simply a real-estate agent, but an “investment instructor” who guides his clients based on his own experience in building wealth.
A cultural bridge for international investors
One of the most distinctive features of Leandro Tomeo’s work is his specialization in foreign clients, particularly from Latin America. This specialization did not arise by chance, but from a deep understanding of the specific needs of those who invest from abroad.
Estepona Info: Why did you decide to focus on helping foreigners buy property in Spain and what differences do you see with domestic clients?
Leandro Tomeo: “My work is very focused on the international client community, especially Latin Americans. While I also work with domestic clients, what differentiates foreigners is the need for an intermediary who understands not only the Spanish market but also their particular challenges that come from our countries. They look for someone with whom they share a cultural code. So I assist them at every step of the process, from how to send money safely to taxation in both countries. My goal is to guide them so they avoid making costly mistakes and achieve a successful investment in a new country.”
This cultural understanding translates into a comprehensive service that ranges from technical aspects such as international transfers to emotional issues related to investing in a foreign country. Tomeo positions himself as a facilitator who removes the cultural and bureaucratic barriers that can complicate the investment process.
Beyond the traditional agent: the philosophy of the instructor
The distinction Leandro Tomeo makes between being a traditional real-estate agent and an “investment instructor” represents the core of his value proposition. This differentiation is not only conceptual, but translates into a specific work methodology.
Estepona Info: What does it mean for you to be an “instructor” in property investment and how does it differ from a traditional real-estate agent?
Leandro Tomeo: “For me, being an ‘investment instructor’ goes far beyond being a traditional real-estate agent. My role is based on sharing my personal experience. I started with a very small investment and managed to build a solid portfolio in a few years, focusing on income generation. My goal is to teach my clients to think like investors, not just as buyers. In addition, I see real-estate agencies as great allies, and in my trainings I show how collaborating with them can be the key to reaching your investment goals.”
This philosophy is reflected in his approach of collaboration rather than competition with other professionals in the sector, positioning himself as an educator who helps his clients develop a long-term investor mindset.
The “money working” strategy: unconventional opportunities
Tomeo’s professional philosophy is summed up in a phrase that he applies to both his personal and professional life: “put money to work.” This premise has led him to explore investment opportunities that go beyond the traditional real-estate market.
Estepona Info: What would you say is your work philosophy and how do you apply it in your day-to-day with clients?
Leandro Tomeo: “My philosophy is simple but powerful: put money to work for me. I apply it by actively looking for investment opportunities that go beyond the conventional, such as buying debt, non-possession flats, mixed-use buildings, and auctions. My approach is strategic and designed for investors who want to increase their income more quickly and efficiently. That’s why I offer personalized services for those who share this same vision and are looking for an acceleration in their financial growth.”
The human factor: discipline and patience as pillars of success
In a sector where economic decisions can generate great stress, Tomeo identifies two fundamental qualities for success: discipline and patience. His experience has taught him that the best investments require time and a well-defined strategy.
Estepona Info: What is most important to you when accompanying someone who wants to invest or move to Spain?
Leandro Tomeo: “The human factor is crucial in this business. The most important thing for me is discipline and patience. Real-estate investments are medium-term processes that require an excellent relationship and communication. I make sure my clients understand that success is not instant, but the result of a well-executed plan. My goal is to accompany them with honesty and transparency, creating a relationship of trust that allows us to overcome any obstacle together.”
Estepona: more than a home, a hub of opportunities
For Leandro Tomeo, Estepona is not just where he lives but the epicentre of both his professional and personal life. His bond with the city goes beyond business; it is a love story with a place he considers perfect to live and invest in.
Estepona Info: What role does Estepona play in your life and why do you think it is so attractive to outsiders?
Leandro Tomeo: “Estepona is, without doubt, my personal paradise. For me, it has everything: exquisite weather, spectacular beaches, safety and a city in constant progress. It is my operations centre and the place many investors choose to settle. This is where I have built my home and my career, and it is where many investment dreams begin to take shape. Estepona’s appeal is obvious, and it is a privilege to be able to show its potential to those who come from elsewhere.”
This emotional connection to Estepona becomes a professional tool, allowing Tomeo to convey, with authenticity, the advantages of investing in the area, backing his recommendations with his own life experience.
The lesson of two decades: finding diamonds in the rough
After 20 years in real estate, Tomeo has identified a pattern he considers the key to the best investment opportunities. Experience has taught him that the greatest profits are not always where everyone is looking.
Estepona Info: After two decades in the sector, what lessons or personal insights would you highlight as most valuable?
Leandro Tomeo: “After two decades in the sector, the most valuable lesson I have learned is that the real business lies in solving problems. The biggest gains are not found in perfect properties but in those that present certain difficulties. Investing in assets that require extra effort for renovation, management or legalisation is where the real ‘diamond in the rough’ is found. This approach has allowed me to achieve returns that would otherwise be unattainable.”
Market vision: opportunities in transformation
Tomeo’s outlook on the future of the real-estate market on the Costa del Sol reveals both challenges and opportunities. His analysis identifies trends that could redefine the sector in the coming years.
Estepona Info: How do you see the real-estate market on the Costa del Sol evolving in the next few years?
Leandro Tomeo: “Over the next few years, a 15 % rise in property prices is expected in the big cities, but a slowdown in rental prices due to the new regulation of tourist rentals. This creates huge opportunities in less-explored sectors such as commercial premises, land, unfinished buildings or the transformation of old properties. The market is changing: city-centre homes will no longer be affordable for everyone, which will drive growth in the periphery.”

Future projects: expanding horizons from Estepona
Tomeo's current projects reflect his commitment both to his local community and to his international client base. His initiatives include both in-person events in Estepona and expansion into international markets.
Estepona Info: What personal or professional projects are you currently working on?
Leandro Tomeo: "I'm focused on getting closer to my community. To do this, I'll be organizing in-person events in Estepona at the end of September, and I'll also be traveling to Argentina. Professionally, I've launched a new area called Leandro Tomeo Finance, a specialized service in obtaining mortgages for foreigners, both residents and non-residents. We offer a free feasibility study to simplify investment from any country, and I want to take this interview to invite readers to fill out the form at the link I'm attaching."
New service line: Leandro Tomeo Finance
This is a project I'm launching called Leandro Tomeo Finance, and it represents a natural expansion of my services, specifically aimed at solving one of the main obstacles foreign investors face: access to mortgage financing in Spain. This service includes a free feasibility study that interested parties can request information about through my social media. We also have a series of articles prepared that we'll be sharing from now on in Estepona Info since we're starting a collaboration that begins with this presentation. You can also follow me on Instagram at my account Leandro Tomeo.
Advice for dreamers: emigration as a transformative experience
To close the interview, Tomeo shares a personal piece of advice based on his own experience as an immigrant, offering a realistic but optimistic perspective on the process of settling in Spain.
Estepona Info: If you could give just one piece of advice to someone who dreams of moving to Spain and starting a new life here, what would it be?
Leandro Tomeo: "If I had to give just one piece of advice to someone who dreams of moving to Spain, it would be to treat it as a temporary experience at first and to enjoy every moment. Emigration was one of the best things that has happened to me; here I've formed my family, I've found great friends, and Spain has welcomed me with open arms. The adaptation period is at least two years. In addition to having the courage to make this decision, it's fundamental that you adapt to the new customs and to all the good things this country has to offer you."
Leandro Tomeo represents a new generation of real-estate professionals who combine technical expertise with cultural understanding and strategic vision. His focus on finding opportunities where others see problems, his specialization in international clients, and his deep knowledge of the Costa del Sol market position him as a relevant figure in the sector.
From Estepona, his “personal paradise,” Tomeo continues to build bridges between international investors and real-estate opportunities, demonstrating that success in this field requires not only technical know-how but also patience, discipline, and the ability to see potential where others see obstacles.
We can reveal that Leandro Tomeo will be the next guest at the Networking event in Estepona, organized by MejorllamaaJavier; tickets with limited seating will go on sale in a few days (stay tuned).
We also highlight the upcoming launch of the investment section for our newspaper Estepona Info, called “BUILD YOUR REAL-ESTATE WEALTH,” which will see the light in the coming months. In addition, he has just launched his new financial-services line, Leandro Tomeo Finance. All of this confirms his commitment both to the local community and to his mission of democratizing access to real-estate investment for clients worldwide, while always keeping this city—adopted as his own and recommended without reservation to anyone seeking a new life in Spain—as his operations hub.
