Hipoges Reactivates Major Residential Zone in Estepona with 600 Homes
The Arroyo Vaquero Norte sector resumes development after years of stagnation with four operations unlocking 81% of the area
European firm Hipoges has driven the development of the Arroyo Vaquero Norte sector in Estepona, an urban development of over 203,000 square meters that will enable the construction of more than 600 homes near the beach. The operation includes the sale of a 142-unit project with a license and three residential plots that will add 330 new units in one of the Costa del Sol’s fastest-growing areas.
The Arroyo Vaquero Norte sector, stagnant for years, is coming back to life thanks to a joint operation unlocking the development of one of Estepona’s most strategic residential areas. Hipoges, a servicer specializing in real estate asset management in southern Europe, has coordinated the transaction of four properties representing 81.4% of the urban sector.
The development encompasses a total surface area of 203,210 square meters with a buildable area of 60,926 square meters, primarily designated for residential use. The project will significantly expand housing supply in Estepona, a municipality experiencing growing demand from both permanent residents and residential tourism.
Strategic Location Near the Coast
The sector is located 3 kilometers from Arroyo Vaquero and Bahía Dorada beaches and 7 kilometers from Estepona’s urban center. The area stands out for its proximity to the Estepona Golf resort and the Alcazaba Lagoon complex, with excellent connections via the A-7 highway linking it to the rest of the Costa del Sol.
The prime location in a high-demand expansion zone makes this area one of the most attractive spaces for new residential developments in the municipality.
Four Assets with Different Characteristics
The operation managed by Hipoges includes an unfinished project of 142 homes distributed across nine blocks with a surface area of 15,200 square meters. This residential complex, technically known as WIP (work in progress), has already-built structures requiring completion and has a simultaneity license.
Additionally, the transaction comprises three residential plots totaling more than 61,000 square meters of land with a buildable area of 37,000 square meters. These plots will enable the development of approximately 330 new homes, substantially expanding the residential supply in the area.

Next Steps in Development
Hipoges’ work has consisted of a comprehensive evaluation of the urban planning, construction and administrative situation of both the four assets and the sector itself, in addition to their commercialization. Now, the challenge is to restart the area’s development, beginning with completing the urbanization of the sector in a first phase.
Completing urban infrastructure will be key to obtaining necessary licenses and allowing construction to proceed. The project is part of Hipoges’ strategy to optimize real estate asset management, returning unused properties to the market and generating dynamism in the sector.
This development represents a significant boost for Estepona, which is consolidating itself as a hub of attraction for national and international real estate investment thanks to its quality of life, climate and controlled urban development on the Western Costa del Sol.
